Management Services & Fees
- Monthly Collections of rents. On the 10th day of each month or the first business day thereafter; I will do a wire transfer of the funds in the owners account in any bank, credit union, or saving association in the United States. If for any reason the deposit will not be made I will call you and tell you WHY and WHEN it will be made.
- A report will be available to you online 24/7 and updated each month after the deposit is made with the confirmation number of the deposit and any receipts for repairs.
- Timely handling of any necessary repairs needed on the property. Repairs in excess of $200.00 must be authorized by the owner unless it is considered to be a condition that adversely affects the health or safety of an ordinary person.
- A routine drive-by inspection is done monthly and a “no notice” inside inspection is done quarterly unless it is requested more frequently otherwise.
- I do no collect any surcharge for handling repairs or dealing with an insurance adjustor.
- My personal management fee is as follows:
- Ten percent(10%) of the rent collected for properties that rent for $1,000.00 or less
- Flat fee of $100.00 for properties that rent from $1,000.00 to $1,500.00
- Flat fee of $150.00 for properties that rent in excess of $1,500.00
- Any month that I do not collect rent; I DO NOT get a management fee until I do collect that month’s rent.
