1.             Monthly collection of rents. On the 10^th day of each month or the first business day thereafter; Jerry Tubbs will deposit the funds in the owners account in a San Antonio bank or credit union.  If for any reason the deposit will not be made Jerry Tubbs will call you and tell you WHY and WHEN it will be made.

2.             A monthly report will be emailed to you after the deposit is made with the confirmation number of the deposit and any receipts for repairs.

3.            Timely handing of any necessary repairs needed on the property.  Repairs in excess of $200.00 must be authorized by the owner unless it is considered to be a condition that adversely affects the health or safety of an ordinary person.

4.            A routine drive by inspection is done bi weekly and a no notice inside inspection is done quarterly unless it is needed more often.

5.             Jerry Tubbs  does not collect any surcharge for handling repairs or dealing with an insurance adjustor.

6.             Our professional service fee (management fee) is as follows:

a.     Ten (10%) of the rent collected for properties that rent for $1000.00 or less.

b.    Flat fee of $100.00 for properties that rent from  $1000.00 to $1500.00

c.    Flat fee of $150.00 for properties that rent in excess of $1500.00

Any month Jerry Tubbs does not collect rent; we DO NOT get a management fee until we do collect that’s month rent.

Real Estate Services:

1.      Jerry Tubbs will list the property with the San Antonio Board of Realtors Multiple Listing Service and Centralized Showing Service of San Antonio.                  

2.      Jerry Tubbs cooperates with all licensed Real Estate Agents paying them a fee of $300.00 for finding a qualified and willing tenant.

3.      Jerry Tubbs will advertise your property on the internet with numerous search engines: ex: Yahoo, Google, realtor.com (show cased), mysanantonio.com, and jerrytubbs.com, etc.  We also post the listings with the military bases thru their website AHRN.com (Automated Housing Referral Network).

4.      Jerry Tubbs will advertise in the local newspapers as necessary.

5.      From the first months rent collected Jerry Tubbs will take a one time leasing fee of $300.00 to pay the real estate agent that assisted us in getting the property leased.  At the end of the lease to re-lease the property to the same tenant with no changes in the lease Jerry Tubbs DOES NOT charge a fee.

6.      Jerry Tubbs will do whatever it takes, within reason to get and keep your property leased.
